Isolated within an industrial urban fabric, adjoining an electronic components factory in the West, in the North a railroad, in the South an Adoma home to become uncertain, the new project of social residence Buchelay must find its place in an environment not pleasant.
We propose to constitute an island of peace by grouping together all 180 housing units in a unique building, organized in a ring around an inner courtyard, a peaceful and shared space. The landscape treatment of the site develops on the entrance, the plot and the inner courtyard.
The 180 homes are grouped into 3 independent cages, all accessible from the inner courtyard, major project.
It is both a distribution area that gives access to the halls of housing, common areas and place of conviviality away from the nuisances of the site including acoustic. The spanning of buildings makes it a pleasant place in any season, both clear, open to the sky and protected.
The facades are animated by a declination of patterns and materials according to several sequences. An attached lattice draws from a single rhombus figure, geometric patterns on the bottom of cladding is metallic or wood. On the body of the building to the north, gabion base parts echo the railway bedrockings and include stretched cables that ensure the greening of facades plastered to their feet.
The goal of these different treatments is to counterbalance the monolithic nature of the volume. It is a question of enriching the project with ornamental details able to give it a domestic scale, the scale of perception of the residents on a daily basis.
The units are organized in a compact and functional way, with a unique traditional prefab bathroom model, as well as a specific model for PMR bathrooms. All the accommodations benefit from an important natural lighting, a bay of 180x180cm on a litter full of 50cm of high electric shutters ensuring the solar protection and the occultation. This square-shaped window placed on a spandrel allows multiple furnishings of the furniture by residents without obstructing the natural contribution of light.
Isolé au sein d'un tissu urbain industriel, jouxtant à l'Ouest une usine de composants électroniques, au Nord une voie ferrée, au Sud un foyer Adoma au devenir incertain, le nouveau projet de résidence sociale Buchelay doit trouver sa place dans un environnement peu avenant.
Nous proposons de constituer un îlot de paix en regroupant l'ensemble des 180 logements au sein d'un bâtiment unique, organisé en couronne autour d'une cour intérieure, espace apaisé et partagé. Le traitement paysager du site se développe sur l'entrée, la parcelle et la cour intérieure.
Les 180 logements sont regroupés en 3 cages indépendantes, toutes accessibles depuis la cour intérieure, majeur du projet.
C'est à la fois un espace de distribution qui donne accès aux halls des logements, aux parties communes et lieu de convivialité à l'abri des nuisances du site notamment acoustiques. L'épannelage des bâtiments en fait un lieu agréable en toute saison, à la fois clair, ouvert vers le ciel et protégé.
Les façades sont animées par une déclinaison de motifs et de matériaux selon plusieurs séquences. Un treillis rapporté dessine à partir d'une figure de losange unique, des motifs géométriques sur fond de bardage soit métallique soit bois.
L'objectif de ces différents traitements est de contrebalancer le caractère monolithique du volume. Il s'agit d'enrichir le projet de détails ornementaux à même de lui donner une échelle domestique, l'échelle de perception des résidents au quotidien.
Les logements sont organisés de manière compacte et fonctionnelle, avec un modèle de salle de bain préfabriqué traditionnelle unique, ainsi qu'un modèle spécifique pour les salles de bain PMR. Tous les logements bénéficient d'un éclairage naturel important, une baie de 180x180cm sur une allège pleine de 50cm de haut de volets roulants électriques assurant la protection solaire et l'occultation. Cette fenêtre de forme carré posée sur une allège permet de multiples aménagements du mobilier par les résidents sans obstruer l'apport naturel de lumière
